Low carbon modular housebuilder, innerspace homes, have secured an c11 acre site in the scenic village of Langford, Bedfordshire and are now applying for full detailed planning permission for c75 two to four-bedroom modular homes. This design-led, highly sustainable development will also see a proposal put forward to the council to offer over 50% of the homes at permanent discounts to market of between 20-40%.

All innerspace homes adhere to four pillars that underpin its approach to bringing the design and delivery of homes into the 21st century. Each home is design-led – as good quality design should be available to everyone. Sustainable – to help reduce the carbon footprint on our planet. Affordable- to reduce fuel costs and in cases like this site, genuinely more affordable to purchase and Customisable to bring a bit of the ‘Grand Designs’ effect en-masse. In Langford, innerspace hope that this development will act as a catalyst for not only build innovation and increase sustainability but also in offering a diversification of tenure to make homes genuinely more affordable in Bedfordshire.

Precision factory built with designed-in green tech such as Air Source Heat Pumps and PV to capture solar gain, innerspace homes reduce CO2 and annual Kw usage by c60% below current building regulations – helping bring significant reductions in both fuel bills and carbon footprint on our planet. The planning permission will also seek to provide over 50% of the homes under a Discounted Market Sale (DMS) model - offering a range of 2-4-bedroom homes for sale to eligible purchasers at a discount of between 20-40% below full market value. These homes then stay permanently affordable at their respective discounts, ensuring first-time buyers and middle-income earners are always able to get on the property ladder.

Tony Dicarlo, one of the founders of innerspace homes, commented: “Imagine a development that can reduce both carbon and fuel bills by 60% and offer a home 20%-40% cheaper to purchase into perpetuity, now that’s a model that should be fully supported as it brings real societal and environmental benefits. Central Bedfordshire is the perfect location for innerspace as it is a technological centre, with many aerospace, automotive and high-tech industries that align well with innerspace’s technology driven ethos to building better homes. Couple this with a location offering beautiful countryside, room for growth and a positive approach to enabling MMC through their new local plan, and we see our proposal aligning well with Bedfordshire’s long-term ambitions of building better homes for people.”

If planning is successful, innerspace would expect to see the first homes being available from mid-2020. Our Discounted Market Sale homes are genuinely affordable but means eligibility criteria will need to be met in advance.

Register your interest and keep up to date with our Langford development on our innerspace website. Interested in purchasing? We are expecting a very high level of demand for our Discounted Market Sale homes, so we would advise registering your interest as soon as possible through the innerspace website as they will be allocated on a first come/first served basis
